Our terms
- We use a lease agreement.
- Generally our leases cover the fall and spring semesters.
- Our units include appliances but no other furnishings.
- Move-in is one week before the first day of the fall semester (unless other arrangements have been made)
- Move-out is one week after the last day of classes and exams (unless other arrangements have been made)
- Our tenants for each property must know each other. For instance, if we offer a three bedroom rental, we rent to a group of 3 students.
- Our tenants need a renter's liability policy.
- A rent prepayment of $500 per student is due when reserving a rental. This $500 payment serves both as a "reservation" and "room rental pre-payment" (will be credited towards spring rental)
- A security deposit of $500 per student is due by July 15th (will be refunded at end of spring semester if no damages)
- The rent for the fall semester is due by August 10th
- The rent less $500 is due on January 1st for the spring semester
- Smoking is prohibited in our rental units or within 25 feet of the building.
- We accept PayPal™ for payment so you can use your credit card.
- Tenants are responsible for electric, gas, telephone, cable and internet
- Tenants will be held accountable for any costs of repairs or replacements to the physical structure, fixtures, equipment and furnishings of units they are renting which are reasonably determined to be caused by intentional, willful, malicious or negligent damage or destruction to said unit. The charge will include labor costs
- Tenants agree to download and read the pamphlet entitled PROTECT YOUR FAMILY FROM LEAD BASED PAINT
